Where is the Hilton Head real estate market headed? Consumer sentiment is strong, the economy is improving and real estate sales in the Hilton Head market are robust with indications for continuing growth and sales activity in the foreseeable future. 

July 2017 Market Report

For the period from August 2016 through July 2017, the Hilton Head real estate market saw an increase of 3.3% in Closed Sales and a rise in Overall Median Sales Price of 1.9% to $290,000. The $650,001 and Above range saw the largest gain in sales at 17.2% while the $100,001 to $225,000 range sold the quickest at 120 days. It is in the lower-price segment that activity from first-time buyers is most evident. Activity in this segment is crucial to healthy rises in higher-priced segments.

There was an upward bump in new listings just prior to Easter, but inventory has declined since that seasonal activity.  Houses that show well and are priced correctly have been selling quickly.  New listings are down 10% and pending sales have increased 4%, with a decline of 7.2% in inventory.

Median Sales Price have been increasing and the luxury home market is selling.  Percent of List Price Received continues to hover at 96%.  Months Supply of Onventory continues its downard slope from a little over 8% in 2015 to 7% in 2016 and 2017 is just over 6%.

Although there is a mounting amount of buyer competition during the annual spring market cycle, buyer demand has not abated, nor is it expected to in the immediate future.  What does this mean for…

Spring is officially here! Freshly-planted flowers, newly-mowed lawns and brightly colored azalea blooms announce next week’s arrival of Hilton Head’s most famous event: the RBC Heritage Golf Tournament presented by Boeing, held each year in the lovely Sea Pines Resort.

Bluffton’s Hampton Lake development, an upscale community located just 25 minutes from Hilton Head and convenient to both Savannah, GA and Beaufort, SC, is set to expand two parcels in the community’s western section, with construction on the 81-acre parcel commencing in February or March. It is expected that 135 new lots will be brought online, just as the issuance of new building permits have skyrocketed in the past year or so due to the depletion of housing inventory in Bluffton and on Hilton Head Island. The desire and demand for new homes located in gated communities offering upscale amenities is a growing trend, and Hampton Lake intends to fill that need.
