The Hilton Head Island/Bluffton housing market, known for its luxury listings and high-end trends, often blazes the trail in the What’s New and What Works category of home improvements, remodeling and upgrades. Buyers of luxury properties come to the table with elevated expectations and often want immediate gratification. That is to say, they are willing to pay turn-key prices for meticulous properties rather than embark on a remodeling project while living in the property or, worse, living afar.

An experienced Realtor can advise their client based on first-hand knowledge of the market and, more important, the neighborhood. A well-informed Realtor who is familiar with the market beat and who is looking at what and at what price point can provide invaluable information to a seller (or would-be seller) who is unsure as to what the next best move might be. There are times when major upgrades are needed, but the seller simply does not want to go through the effort and expense of doing so (i.e., new granite and cabinets in kitchen and baths). Based on recent comparable sales, the seller might be willing to compromise on his asking price and the new buyer then embarks on the project. Other times, the seller benefits by going forward with the upgrades as the financial outlay would be offset by a higher purchase price. One must not confuse upgrades with needed and/or maintenance or repair items, as such items are quick sale-killers.

If remodeling does look to be in your future, you want to make improvements that give you the greatest return. Look for these and other relevant home tips in the next HiltonHeadHomes.com blog!
