Here you are…it’s time to move on. It’s all good…you’ve found the perfect coastal retreat, the ideal layout. Maybe it’s bigger, maybe it’s smaller; more of this, less of that. It’s a magical scenario and you’re excited about it all. The next step is to sell the place you’ve been in for years. It’s difficult to detach yourself from something you’ve known so well. Thing is, other people are going to see things you have chosen to overlook during those happy years and those wonderful collections are memories to you, but may very well be seen clutter in the eyes of those previewing your home.

There are ways to make the transition go smoothly and garner the most profit from your sale. Here are some tips to making that transition a favorable one:

“What is it like to live on Hilton Head Island?” Ask that question to 10 islanders and you will get 10 wildly different answers. There would, however, be a common thread woven within each answer: the Island’s natural beauty and coastal allure. Part and parcel of thoughtful insight would also include descriptions of warm waves, pure sunshine, sandy beaches, great golf, bicycle trails, fantastic restaurants, friendly people, superb shopping, romantic sunsets, and beautiful homes. No neon, no skyscrapers, no crowds, no chaos. The tides tell the time here. Just island living at its best: simple and easy. It’s what sets us apart.

Real estate on the island also sets us apart. With miles of unspoiled beaches, thousands of acres of maritime forests, meandering…

Spring is officially here! Freshly-planted flowers, newly-mowed lawns and brightly colored azalea blooms announce next week’s arrival of Hilton Head’s most famous event: the RBC Heritage Golf Tournament presented by Boeing, held each year in the lovely Sea Pines Resort.

hilton head golfTo be sure, spring is a wonderful time to be on the Island. Every year, the reawakening is a welcome respite from the long winter’s wrath (though our winters are typically quite tolerable with very few unseasonable temps). We have entered the time that second-home and villa owners block their calendars to be here, to play golf, to take long walks on the beach, to spend time with family and friends, to entertain, to shop, to dine out, to wind down….to escape. Showings for existing…

Bluffton’s Hampton Lake development, an upscale community located just 25 minutes from Hilton Head and convenient to both Savannah, GA and Beaufort, SC, is set to expand two parcels in the community’s western section, with construction on the 81-acre parcel commencing in February or March. It is expected that 135 new lots will be brought online, just as the issuance of new building permits have skyrocketed in the past year or so due to the depletion of housing inventory in Bluffton and on Hilton Head Island. The desire and demand for new homes located in gated communities offering upscale amenities is a growing trend, and Hampton Lake intends to fill that need. Eventual plans call for the addition of 700 homesites to the 900-acre development. Named…

It was the forethought of Charles Fraser who envisioned and oversaw the development of Sea Pines Plantation (now Sea Pines Resort) that the island be crisscrossed with leisure trails, bike paths and boardwalks. At the time, much of the island was still undeveloped and much had to occur…

Well, of course, walls cannot talk—but they certainly make statements. So, what are your home’s walls saying about you? If they are screaming ‘been there, done that’, perhaps it’s time to plush it up a bit. The old adage of “it’s what’s inside that counts” underscores interior comforts and the livability of a home but omits the importance of a well-tended exterior. Your home is bilingual—interior walls speak one language; exterior walls speak another. It’s time to pay attention and listen to what the walls are telling you (and everyone else). Properties with appealing exteriors, manicured lawns, updated fixtures, fresh paint, and well-tended landscapes receive more showings and are perceived by potential purchasers as more attractive and interesting.…

hilton head yachtsReal estate is an ever-evolving industry. It is enduring, it is endearing and it is enticing. The power of the real estate market—in general and, more important, locally—cannot be understated. The last few years have brought about countless changes in our economy, our outlook and our lives. Some of the changes were anticipated; others were unexpected. Still, others were out of our control, put in place by politicians who did not have our best interests at heart. Naysayers prophesized that real estate would never come back and declared that money spent on real estate was money wasted. Sellers scrambled and buyers bargained. Distress properties were the primary topic of conversation from closed-door board meetings to open-air oyster roasts. Was real estate…

Beyond the spectacular views and aside from the miles of unspoiled shoreline, life on a barrier island has a certain allure. To be sure, it is unique—surrounded by water, bordered by pristine salt marshes and intersected by lagoons, tidal creeks and rivers. The big picture: it’s simple and authentic, warm and welcoming, relaxed and classic. The island’s traditional roots give it solid footing, but all the modern touches make it irresistible.

For the first-time visitor, Hilton Head harbors many enigmas. This world-class resort has no skyscrapers (no building is over five stories high, or as high as the tallest tree), we love our wildlife, our waters, and our ancient oaks and wild palms…and golfing is an obsession. A summer vacation destination for…
