Area Information
Hilton Head Island is in the southernmost part of our state and spans approximately 5 miles at its widest point and 12 miles in length. The climate is considered to be semi-tropical and the mid-winter temperature will range from daytime 60s to nighttime 40s. Nicknamed "The Golf Island", Hilton Head is celebrated for its more than two dozen golf courses, the most famous of which is the Harbour Town Golf Links, the long-time host of the PGA Tour's Heritage of Golf. Our warm, sandy beaches, however, command the raves of many a visitor.

Hilton Head Island isn't just another resort though. This island is world-class and has a rich history dating back 10,000 – 15,000 years ago when Paleo-Indians roamed this area, which is today called the Low Country. Presently, more than 30,000 people call Hilton Head Island home. The island takes its name from Captain William Hilton, who claimed the land for the British in 1663. Hilton Head later gave rise to a number of Southern plantations which thrived on Sea Island cotton, rice and indigo. In the 1950s, developer Charles Fraser introduced Sea Pines Plantation, a master planned community designed to blend into the environment rather than dominate it. One of the most recognizable landmarks in the world is the red and white-striped Harbour Town Lighthouse in his beloved Sea Pines Plantation.

A year-round, family-friendly destination, Hilton Head Island is home to a vast array of restaurants, cultural events which rival big-city playbills and shopping for even the most discriminating buyer.

Hilton Head real estate is unique. The island neighborhoods each enjoy their own appeal. The gated communities, or "plantations", are Sea Pines, Shipyard, Long Cove, Wexford, Spanish Wells, Palmetto Dunes, Port Royal, Hilton Head Plantation, Indigo Run, Palmetto Hall and Windmill Harbour. Brand new communities include The Paddocks at Jarvis Creek and Peregrine Pointe. Each of these communities offers its own security and amenities ranging from golf and tennis club memberships to private beach access, swimming, fishing and boating at their private marinas.

Other "off plantation" areas, yet direct oceanfront, such as Forest Beach and Folly Field, are open to the public and have their own special charm. These areas offer beach access to everyone. The term "off plantation" refers to a neighborhood that is not gated and does not offer 24-hour security. Both Forest Beach and Folly Field offer an extensive variety of home and villas, provide access to all the many amenities that the Island has to offer and have easy access to the beach.

On the mainland is Bluffton, which makes a delightful addition to your island visit. This is the fastest growing region of the state, and you are sure to notice the blending of old and new. In addition to Moss Creek and Rose Hill, upscale plantations in Bluffton include Colleton River, Belfair, Berkely Hall and Hampton Hall.

There are a limited number of luxury homes, villas and lots in these plantations which are for sale. An MLS search will reveal all properties available and Lancaster Resort Sales can assist you with all of your realty needs in your pursuit for the perfect property.

We’ve gathered helpful information on golf, tennis, beaches, boating & fishing and other specialties that make Hilton Head Island such a paradise.
