The SUVs and minivans that arrived one after the other, week after week during the summer, packed to the brim with suitcases, beach chairs, floats, anxious children, and the frisky Golden have departed, each carrying back home sweet memories of another island vacation. School is back in session and families are resettling into their familiar routines with thoughts of next summer’s trip dancing in their heads.

As Summer Vacation Season Cools Down...

It’s now the middle of September and Hilton Head’s “high-season” has wound down. Just like that, the visitors have gone.

Golfing and fishing season is in full swing! It’s easier to get a reservation at your favorite restaurant, there are a few open tee times at Harbour Town Golf Links, the new Atlantic Dunes course in Sea Pines is opening in October, and traffic at Sea Pines Circle is free-flowing again. Fall on Hilton Head brings a welcome cool-down in temperatures, hay rides at Lawton Stables, great fishing (really great fishing!) in our creeks, lagoons and sounds, nights out with friends on the harbor and cheering our favorite football team.

...the Real Estate Market Heats up

Fall on the island also brings back the brisk Hilton Head Island real estate sales that summer put on hold. Wait…what? Isn’t summer the selling season on Hilton Head Island?

Yes. And no. Yes, of course, real estate sales occur during Summer, but showings during the high season of beach rentals can be limited---and if the property can’t be shown because it is occupied with a rental guest, it is likely not going to be sold. This is because showings of villas, condos and homes must take place “on the turn”---the time between one guest checking out and the other checking in. Housekeeping has to clean and set-up the property for the next guest during this window of time, as well. All of this plays into salability and sales on the Island.

harbour town clubhouseHowever, with fewer guests in the beach rental properties during the Fall, there are more opportunities for showings and, thus, more opportunities for sales. Additionally, the cool season arrives in the North before it drifts to our little island. Another season of bitter cold, shoveling snow and wading through slush is enough to propel many people who visited during the Summer to come back in the Fall and purchase!

Sales are up and prices are creeping up. Investment properties are performing with gusto and mortgage interest rates are still incredibly low. Any time is a great time to be on Hilton Head…and now is the season to purchase.
