New construction on Hilton Head is back—and in high-gear. Lots in the oceanfront resort of Sea Pines and in Hilton Head Plantation (the two largest gated communities) are in great demand (a welcome contrast to not so long ago). Conversely, while that one segment is being renovated, remodeled or rebuilt, another segment is on hiatus. This has been the case for some of the older homes in our plantations. The prevailing theory was that because the homes were older and in disrepair or structural obsolescence (even though they were sitting on prime lots) they were not the best candidates for remodeling; therefore, they were passed over by potential purchasers. Not anymore! Many of these homes are sitting on prime, large lots and they are now hotter than ever. That ugly duckling house that cannot possibly be worth the asking price ISN’T; but the lot that it occupies IS. Hence, the winds of change and smell of sawdust in the air! Most of us were not born here, neither did we discover the island unintentionally (i.e., ‘I was driving through on my way to somewhere else, stopped to get gas, had a bite to eat and decided to stay!’).
