New construction on Hilton Head is back—and in high-gear.  Lots in the oceanfront resort of Sea Pines and in Hilton Head Plantation (the two largest gated communities) are in great demand (a welcome contrast to not so long ago). Hilton Head real estate, as if it needs to be repeated, is unique. Unique is good.  It’s great.  It’s what separates—and elevates—our market from so many other beach/resort markets.  For in times of boom and bust, something is always selling and someone is always buying, whether it’s 7-bedroom oceanfront investment castles, family homes, cozy cottages, efficiency condos or lots on which to build the home about which you’ve always dreamed.  

Because our real estate is so segmented, that is, homes and villa/condo complexes built over the course of time with varying architectural designs, interior amenities, square footages and uses (primary home, beach house rental, second home, weekend getaway, golf condo), one segment is always booming—which means that one segment is always being upgraded.  Conversely, while that one segment is being renovated, remodeled or rebuilt, another segment is on hiatus.  This has been the case for some of the older homes in our plantations.  The prevailing theory was that because the homes were older and in disrepair or structural obsolescence (even though they were sitting on prime lots) they were not the best candidates for remodeling; therefore, they were passed over by potential purchasers.  Not anymore!  Many of these homes are sitting on prime, large lots and they are now hotter than ever.  That ugly duckling house that cannot possibly be worth the asking price ISN’T; but the lot that it occupies IS. Hence, the winds of change and smell of sawdust in the air!  So, armed with the above knowledge, ask yourself:  What’s the Plan? “If you don’t know where you are going, you will never end up anywhere.” To be sure, this is true!  It can be said that no one simply “ended” up on Hilton Head Island.  Most of us were not born here, neither did we discover the island unintentionally (i.e., ‘I was driving through on my way to somewhere else, stopped to get gas, had a bite to eat and decided to stay!’).  More than likely, we learned about Hilton Head from a friend or family member or saw an advertisement—or maybe we vacationed here as children and always knew we would come back when the opportunity presented itself.  The particulars of each of our journeys to the Island are myriad—each story is unique.  Yet, we can all say in unison that in order to get here, we had to devise a strategy and stick to the plan!
