Hilton Head’s Real Estate Evolution

Evolve.  It’s a word that is utilized quite often these days, intended to cushion or clarify an old-fashioned or long-held belief that is no longer in vogue.  Real estate—just as beliefs—evolves as well.  This is based on the concrete knowledge that worked then may not work as well now.

Housing inventory is constantly changing due to market turnover of homes and villas on the island and in Bluffton. Our area is populated by retirees, families, young professionals, part-time owners and full-time surfer dudes.  It’s hip and happy! The real estate market is constantly evolving.  The buzz is palpable.  People want new properties, big properties, really big properties, cozy cottages, villas, and beach condos.  And then there are those who want projects. These are older homes that are sitting on really great lots.  Properties that were constructed during the island’s building boom of the late 1980s and 1990s are now out-of-date.  They have dated kitchens and bathrooms, with many floor plans just being plain obsolete. The elevation is not consistent with today’s building trends and consumer needs. Roof lines are low, interior ceiling heights have 8-foot plates, and the lack of modern features, i.e., stone floors, 36” countertop heights, granite countertops, chef’s kitchens, high-end appliances, lots of closet space, etc., are what today’s consumers demand. The lack of such features is often a deal-killer because many owners and sellers do not have the time, interest or financial wherewithal to pour money into a property they wish to sell.  Yet, it is these properties that are so much in demand.  Ergo, the very reason why current sellers of these properties do not want to put money into them is the very reason why savvy purchasers are seeking them out.

“If you don’t know where you are going, you will never end up anywhere.” To be sure, this is true!  It can be said that no one simply “ended” up on Hilton Head Island.  Most of us were not born here, neither did we discover the island unintentionally (i.e., ‘I was driving through on my way to somewhere else, stopped to get gas, had a bite to eat and decided to stay!’).  More than likely, we learned about Hilton Head from a friend or family member or saw an advertisement—or maybe we vacationed here as children and always knew we would come back when the opportunity presented itself.  The particulars of each of our journeys to the Island are myriad—each story is unique.  Yet, we can all say in unison that in order to get here, we had to devise a strategy and stick to the plan!
